This is a cozy mountain cottage home or vacation home. It blends perfectly with the outdoors and has a covered front and rear porch, decks and a detached garage with a covered walkway. The main level showcases an open and inviting floor plan. The master suite is a comfortable size and has an adjoining porch to enjoy the outdoors. The master bath has a double vanity, separate garden tub and shower and walk-in closet. The kitchen is on the front of the house and has an open window to the dining room and two story great room. A screen porch and lots of windows make the great room bright and inviting. Upstairs, there is a loft overlooking the great room below, as well as 2 bedrooms and a shared bath. The unfinished basement offers the possibility of a future bedroom, rec room and gathering area.
Each plan set includes the following:
- FLOOR PLAN: Showing all dimensions, window and door locations, laminated beams, columns, floor materials, ceiling heights, fireplace size, and specifications.
- FOUNDATION PLAN: Dimensioned plan detailing the location and size of footings, slabs, reinforcing steel, and other structural elements that are required to support the load of the upper floors.
- ROOF PLAN: Dimensioned plan showing the elements that make up the roof, including notation of spacing and schematics of peaks and valleys.
- FRONT, REAR, AND SIDE ELEVATIONS: The front, rear, and side elevations of the house as drawn. Shows placement of doors & windows on exterior of house, as well as roof pitches, ridge heights, and locations of chimney, exterior vents, etc. The elevations show the positioning of the final grade of the lot, exterior finishes, and other details that are necessary to give the home exterior architectural styling.
- CROSS SECTIONS AND INTERIOR DETAILS: Explain certain special conditions more appropriately. A cross section is basically a view of the home (or parts of the home) if it were sliced down the center. These details can be helpful for the contractor.Includes cabinet details and typical details.
These items are NOT included:
- Architectural or Engineering Stamp - handled locally if required.
- Site Plan - handled locally when required.
- Electrical Layout (location of light fixtures, switches, and fans) - Although may be available for an additional charge.
- Mechanical Drawings (location of heating and air equipment and ductwork) - your subcontractors handle this.
- Plumbing Drawings (drawings showing the actual plumbing pipe sizes and locations) - your subcontractors handle this.
- Energy calculations - handled locally when required.
