As featured in HGTV's Front Door: This Craftsman style mountain or vacation home plan has a craftsman and a rustic look. The exterior has a detached garage with a breezeway connecting to the house. You will find covered front porches and lots of back decks (dependent upon site conditions) to take advantage of mountain, lake, or golf course views. The inviting floor plan captures your attention with the 2 story grand room and the wall of windows along the back of the house. The master bedroom on the main level is connected to a separate laundry and mudroom for easy clean-up. Your guests will have their own room on the opposite side of the house (split bedroom plan). It shares a jack and jill bath that adjoins the study. On the second floor, the loft has its own bath and overlooks the grand room. As a standard feature, this plan comes with a basement (terrace level - 2,884 sq.ft. as shown) and you may request a different foundation for a fee. As shown, the terrace level is loaded with windows to keep it bright and to take advantage of the views from the back of the house. Additionally, you will find 2 additional bedrooms, a wet bar, a home theater, and an oversize rec room for gathering or playing games. The actual plan may vary from photos or renderings. The detached 2 bay garage has an optional finished apartment (approx. 906 sq.ft.) upstairs. There is a comfy bedroom, kitchen, and living area. You may also buy the garage separately.
Each plan set includes the following:
- FLOOR PLAN: Showing all dimensions, window and door locations, laminated beams, columns, floor materials, ceiling heights, fireplace size, and specifications.
- FOUNDATION PLAN: Dimensioned plan detailing the location and size of footings, slabs, reinforcing steel, and other structural elements that are required to support the load of the upper floors.
- ROOF PLAN: Dimensioned plan showing the elements that make up the roof, including notation of spacing and schematics of peaks and valleys.
- FRONT, REAR, AND SIDE ELEVATIONS: The front, rear, and side elevations of the house as drawn. Shows placement of doors & windows on exterior of house, as well as roof pitches, ridge heights, and locations of chimney, exterior vents, etc. The elevations show the positioning of the final grade of the lot, exterior finishes, and other details that are necessary to give the home exterior architectural styling.
- CROSS SECTIONS AND INTERIOR DETAILS: Explain certain special conditions more appropriately. A cross section is basically a view of the home (or parts of the home) if it were sliced down the center. These details can be helpful for the contractor.Includes cabinet details and typical details.
These items are NOT included:
- Architectural or Engineering Stamp - handled locally if required.
- Site Plan - handled locally when required.
- Electrical Layout (location of light fixtures, switches, and fans) - Although may be available for an additional charge.
- Mechanical Drawings (location of heating and air equipment and ductwork) - your subcontractors handle this.
- Plumbing Drawings (drawings showing the actual plumbing pipe sizes and locations) - your subcontractors handle this.
- Energy calculations - handled locally when required.
