Like most of our Mountain Homes, this one has a rustic and craftsman appearance with a detached garage that joins the house with a breezeway. You will also find a covered front porch in the front, a large deck in the back with a screened porch off the breakfast, and an optional screened porch off the master suite. The interior floor plan is open and bright and features a split bedroom plan to maximize guest privacy. The stairs are not located in the foyer like many of our mountain plans; instead, you will find them off the right hallway before the master. The plan features a large, vaulted great room with built-ins and a fireplace. The kitchen is open to the great room and the breakfast room. A walk-in pantry is nestled in the kitchen and is located across from an oversized laundry room with a freezer, a wash sink, and plenty of built-ins. The master suite has a bay window, an optional fireplace, two generous walk-in closets, and a separate tub and shower. You will find 3 additional bedrooms downstairs on the Terrace Level, each with its own full baths. Also, a rec area, wet bar, cedar closet, and plenty of unfinished storage remain on the basement level.
Each plan set includes the following:
- FLOOR PLAN: Showing all dimensions, window and door locations, laminated beams, columns, floor materials, ceiling heights, fireplace size, and specifications.
- FOUNDATION PLAN: Dimensioned plan detailing the location and size of footings, slabs, reinforcing steel, and other structural elements that are required to support the load of the upper floors.
- ROOF PLAN: Dimensioned plan showing the elements that make up the roof, including notation of spacing and schematics of peaks and valleys.
- FRONT, REAR, AND SIDE ELEVATIONS: The front, rear, and side elevations of the house as drawn. Shows placement of doors & windows on exterior of house, as well as roof pitches, ridge heights, and locations of chimney, exterior vents, etc. The elevations show the positioning of the final grade of the lot, exterior finishes, and other details that are necessary to give the home exterior architectural styling.
- CROSS SECTIONS AND INTERIOR DETAILS: Explain certain special conditions more appropriately. A cross section is basically a view of the home (or parts of the home) if it were sliced down the center. These details can be helpful for the contractor.Includes cabinet details and typical details.
These items are NOT included:
- Architectural or Engineering Stamp - handled locally if required.
- Site Plan - handled locally when required.
- Electrical Layout (location of light fixtures, switches, and fans) - Although may be available for an additional charge.
- Mechanical Drawings (location of heating and air equipment and ductwork) - your subcontractors handle this.
- Plumbing Drawings (drawings showing the actual plumbing pipe sizes and locations) - your subcontractors handle this.
- Energy calculations - handled locally when required.
