A one-and-a-half-story house plan's real beauty is that, thanks to the unique construction, the primary bedroom and living room often have high ceilings; this makes for an airy and open feel. These rooms can achieve upwards of 10- to 12-foot ceilings or more, with some including vaulted designs for an even more spacious and stylish look.

The main level usually features full or partial bathrooms, a kitchen, a dining room, and sometimes gaming or utility rooms. The high ceilings typically sit at the rear of the home, sometimes sloping inward toward the center of the house, which gives the appearance of a 2-story home from the front.

The upper floor space can be used for bedrooms, half baths, a playroom, or an office space. This area also works great for children or as a guest room. Because the second level has less square footage than the first floor, the overall story-and-a-half home plan is affordable for a family home or a budget-conscious builder.
