This Traditional style home is a 4 bedroom front-load-garage plan with a farmhouse look to the exterior and an open floor plan. The house has a total finished and unfinished area of 4,145 square feet with 3,287 square feet of living space, a 533-square-foot 2-car garage, and 325 square feet of porch space at the front and rear.

The grand looking raised and covered front porch will welcome you as you walk up to the  entrance door, which leads to the family room, dining room, kitchen nook, master bedroom suite, and study. Beyond the family room is the covered rear porch.

The master bedroom suite, with its nice tray ceiling, includes a large full bathroom and walk-in closet. Going up the stairs will lead you to the other three bedrooms, two on the left, which share a jack-and-jill full bathroom, and the third on the right, which shares a full bathroom with the bonus room in the middle.

Each plan set includes the following:

  • COVER SHEET
  • CEILING JOIST FRAMING PLAN
  • FOUNDATION PLAN: Dimensioned plan detailing the location and size of footings, slabs, reinforcing steel, and other structural elements that are required to support the load of the upper floors.
  • ROOF PLAN: Dimensioned plan showing the elements that make up the roof, including notation of spacing and schematics of peaks and valleys.
  • ELECTRICAL LAYOUT: Specifications, notes, schedules, and plan defining the location of panels, service, lighting fixtures, switches, outlets, fans, etc. NOTE – PLEASE VERIFY
  • FRONT, REAR, AND SIDE ELEVATIONS: The front, rear, and side elevations of the house as drawn. Shows placement of doors & windows on exterior of house, as well as roof pitches, ridge heights, and locations of chimney, exterior vents, etc. The elevations show the positioning of the final grade of the lot, exterior finishes, and other details that are necessary to give the home exterior architectural styling.
  • CROSS SECTIONS AND INTERIOR DETAILS: Explain certain special conditions more appropriately. A cross section is basically a view of the home (or parts of the home) if it were sliced down the center. These details can be helpful for the contractor.

These items are NOT included:

  • Architectural or Engineering Stamp - handled locally if required.
  • Site Plan - handled locally when required.
  • Mechanical Drawings (location of heating and air equipment and ductwork) - your subcontractors handle this.
  • Plumbing Drawings (drawings showing the actual plumbing pipe sizes and locations) - your subcontractors handle this.
  • Energy calculations - handled locally when required.
